The final “need to know” items are the sneaky little issues in the real estate business that can turn a successful sale into a fiasco. You need to understand all of the costs, and how much they will amount to, to sell a home. You can expect to siphon off about 7% of the final sale price in CA, which often comes as a shock to homeowners not well versed in the real estate industry. (It could be less if you indeed forego the services of a licensed real estate agent, but you probably won't be able to capture a higher sale price without a listing agent). There are also risks of a real estate transaction falling through, with a lot that could transpire while your house is under contract. Appraisals, repairs/renovation, staging, disclosure documents, and possibly more steps sit between you and the finish line.

You need to make sure you’re aware of anything that can eat up time, cost additional money, or introduce risks of an unsuccessful sale process — so you can preempt them accordingly. No real estate license prepares you for this, although the insight of an experienced real estate professional certainly would help. It does take some practice to get good at selling real estate, so even the most self-educated property owners should not feel any shame about contacting a real estate brokerage before acting as their own agent.
